SONIKA ENGINEERING AND CONSTRUCTION COMPANY LTD.

With a view to promote SEAC Project of all nature including housing and development of emerging new residential area all over the state, SEAC has launched a scheme of developing SEAC Projects in potential area/District Head quarter, under franchisee with local person or firm to be engaged in all related activities of promotion of the project, development of project site and marketing of commercial and residential plots. SEAC zonal offices are already operating at Bhopal, Indore, Gwalior and Jabalpur. The franchisee of the respective district falling in each zone, shall work and operate under the supervision of CEO/related zonal officer of the company. 

CRITERIA AND ELIGIBILITY FOR FRANCHISEE -

1. Localite, having respect and clean image.
2. Renowned personality and well aware of the city.
3. Administrative abilities.
4. Financially sound to spare Rs. 10 lacs to invest as franchisee fees.

THINGS TO BE PROVIDED BY THE FRANCHISEE –

1. Place for office premises – own or rented(approx. 250 sq.ft.) Franchisee expenditure.
2. Office Furniture (initially to be spent by franchisee later on the company will reimburse the invested expenses).
3. To spend and maintain the office decorum as per company norms ( e.g. color, office animation etc) Franchisee expenditure.
4.  Electricity expenses to be borne.
5. One Office Staff (Salary to be given by Franchisee).

 
THINGS TO BE PROVIDED BY THE COMPANY –

1. Manager.
2. Petrol expenses of the staff.
3. All technical, legal and commercial inputs
4. Policies to execute as framed by the company.
5. Security against deposit of Rs. 10.00 lacs

RESPONSIBILITIES OF FRANCHISEE –

1. The promotion of investments & other plans of the company and sales of the project products to the prospective investors and buyers.
2. All advertisement process required for promotion of the project.
3. The franchisee will advise the suitable option of land availability/procurement in different areas.
4. The franchisee will ensure the clear title and dispute free, will obtain a search report and non encumbrance certificate of the said land from the concerned department.
5. The franchisee will assist in diversion of land, required approval from T& CP and Local bodies. NOC’ of other Gov’t Dept wherever required.
6. The franchisee in consultation with the Zone CEO will appoint the agencies/vendors for project development work like road, electricity, water supply, drainage etc. The total work quality to be ensured by the franchisee.
7. The franchisee will take care of advances before  the allotments of plots. How ever the allotment letter will be issued by the CEO of the zone. Also will see that the amount collected against sales is deposited in the company’s bank account.

 
RESPONSIBILITIES OF THE COMPANY -

1. Shall provide all guidelines for perusal of the projects.
2. All types of agreement.
3. Selling rates of the project from time to time.
4. All Marketing strategies & planning.
5. All architectural support and related manpower.

RESPONSIBILITIES OF CEO’s-

1. Land procurement as per company’s directions.
2. All types of agreement execution.
3. All allotment letters of the product sold
4. Registry to be done of the clients.
5. Accounts maintaining and reporting to head office.

 

Why Investment of Rs. 10 Lacs

1. Annual turnover of SEAC is around 25 crores. Thus company intends to select a person befitting to the reputation of the company.
2. Local project of the company may involve transactions exceeding Lacs. Selection is thus limited to person who may efficiently manage such huge transactions.
3. Profit fixed by the company for Franchisees shall also be Lacs of Rupees.
4. Person investing Rs. 10 Lacs may have matching credibility in his town, which is necessary for the reputation of the company.
5. A person dependent on company for day to day requirements of founds, may create uncalled for trouble for the company.
6. Eligible person only may be benefitted by the reputation and profitability of the company.
7. Associations with a   financially sound person may deal with all concerned as per his own reputation.
8. You will be able to develop ties and contacts with more than 350 persons of the state of sound financial capacities.
